1. About us

TELU HOMES ("TELU", "we", "us") provides short-term rental management for property owners in Belgrade, Serbia, and operates a direct booking website for its managed properties. Contact: info@teluhomes.com, +381 65 800 7090.

2. Our services

For property owners, we provide management services governed by a separate written management agreement; these website Terms do not replace that agreement.

For guests, we offer direct booking of TELU-managed properties on this website.

3. Bookings and payment

When you book a stay directly with us:

• Rates are shown in euros (€) and calculated per night for your selected dates, plus any applicable cleaning fee and taxes.
• A minimum stay of 2 nights applies unless stated otherwise.
• Payment is processed securely by Stripe at the time of booking. Your booking is confirmed once payment succeeds.
• You are responsible for providing accurate guest details. The maximum number of guests stated for the property may not be exceeded.

4. Cancellations and refunds

Our direct-booking cancellation policy mirrors the Strict policy on our Airbnb listing: you receive a full refund only if you cancel at least 30 days before check-in. Within 30 days of check-in, the booking is non-refundable.

Refunds, where due, are returned to your original payment method. Payment-processing fees may be non-refundable.

5. Check-in, house rules and guest registration

Check-in and check-out times, access details, and house rules are shared before arrival. Guests must comply with the house rules and with local regulations.

As required by Serbian law, guests are registered with the authorities (eTurista). You agree to provide the identification needed for this.

6. Damage and responsibility

Guests are responsible for the property during their stay and for any damage beyond normal wear and tear. We may require a security deposit or damage protection, and may charge for damage caused during the stay.

7. Earnings estimates and the ROI calculator

Any earnings figures, ROI calculations, occupancy rates, or projections on this website are good-faith estimates based on market data. They are not guarantees of income or performance. Actual results depend on many factors outside our control.

8. Intellectual property

The website, its content, design, text, and images are owned by or licensed to TELU HOMES and may not be copied or reused without permission.

9. Acceptable use

You agree not to misuse the site, interfere with its operation, attempt unauthorised access, or use it for any unlawful purpose.

10. Third-party platforms and links

The site may link to or integrate with third parties (such as Airbnb, Booking.com, Stripe, and mapping services). We are not responsible for their content or practices; their own terms and privacy policies apply.

11. Disclaimers

The website and services are provided "as is" and "as available", without warranties of any kind to the extent permitted by law. We do not warrant that the site will be uninterrupted or error-free.

12. Limitation of liability

To the fullest extent permitted by law, TELU HOMES is not liable for indirect, incidental, or consequential damages arising from your use of the site or services. Nothing in these Terms limits liability that cannot be limited by law.

13. Governing law

These Terms are governed by the laws of the Republic of Serbia, and disputes relating to bookings are subject to the jurisdiction of the competent courts in Belgrade. [Please confirm governing law and jurisdiction with your lawyer.]
